Replacing a window or enlarging the opening for a bedroom: what it costs, who does what, and what to check before you sign.

Enlarging the opening takes two trades: the window, and the concrete cutting, often with a window well.

What to ask on the phone

  • « Do you also handle the concrete cutting and the window well, or is another company needed? »
  • « Who applies for the city permit? »
  • « Do you do this kind of work, and do you take a job this size? »
  • « When can you come and look? Is the quote written and free? »
  • « What is the company’s exact name and RBQ licence number? (You can check it here.) »

Before you sign

  • DepositNone or very small, the OPC advises. Pay in stages as the work progresses, and keep 10 to 15% for the end.
  • LicenceWindows: sub-category 8; concrete cutting: 3.2 (RBQ list).
  • 10 days to cancelContract signed at your home for doors and windows: cancel at no cost within 10 days, even if work has started. No payment can be required during those 10 days, except for goods already delivered.
  • Bedroom windowClear opening of at least 0.35 m², no side under 380 mm; 760 mm of clearance in front of the window if there is a window well.
  • PermitRequired in Montréal to modify or create an opening; in Longueuil, a “doors and/or windows” permit. Elsewhere, ask your city.
  • SubsidyRénoPlex (Montréal): $400 per window well, conditions apply. Wait for approval before starting.

The quote must show

  • the company’s exact name, the same as on its licence, and its RBQ licence number
  • the work and materials, in detail
  • start and end dates
  • the detailed total price and payments
  • liability insurance: insurer and policy number
  • who gets the permit
  • debris removal; no extra without written approval

If things go wrong

  • RBQ licence bondCovers deposits for work not done, unfinished work and defects found within 12 months: $40,000 per general contractor, $20,000 per specialized contractor, shared among claimants. Claim within 3 years.
  • Complaint to the OPCIt goes on the company’s file. The OPC provides a kit and a demand-letter template.
  • Small claimsUp to $15,000, no lawyer.
